TENDER INCLUSIONS

In our tender we have made the following inclusions;

-       Home owners warranty, contract works, public liability & workers compensation insurance policies

-       Builder’s toilet, rubbish removal, daily site cleaning

-       Bathroom, kitchen & window cleaning on completion

-       Use of existing house power & water for construction

-       Steel “Duragal” termite proof floor system supported by concrete pads

-       Radiata pine frames & raked ceiling rafters

-       External verandah with hardwood deck & treated pine pergola

-       Aluminium windows & sliding doors

-       Colorbond fascia, quad gutter & corrugated roofing with roof insulation

-       Colorbond “low maintenance” wall cladding with wall & ceiling insulation

-       Water plumbing, sewer drainage, stormwater lines, all connected to existing house services

-       Electric mains pressure hot water service

-       Electrical wiring with safety switch

-       TV point with new digital TV aerial

-       Plasterboard internal linings, Villaboard wall lining to wet area

-       Internal paneled doors with lever handles, 75mm painted skirting & architraves

-       Bathroom tiling with new toilet suite, vanity unit & shower screen

-       Kitchenette with laundry facilities

-       Stainless steel cooking appliances

-       Painting internally & externally

EXCLUDED ITEMS

The following items have been excluded from our construction cost;

-       Council approval costs

-       Siteworks if required, e.g. demolition, tree removal, stump grinding

-       Concrete piering or rock excavation

-       Carpet or tile floor coverings or Window blinds

-       Washing machine & dryer

-       Upgrade of existing house power mains if required

-       Telephone, Cable TV connection

The following optional extra items may wish to be considered.

This design & our tender can be altered to suit difficult sites on sloping ground, in bushfire area’s, in cold or hot climates, in remote area’s or upgraded to suit individual owner requirements;

-       GREEN SAVER package – Timber bearers & joists, water tank, internal wall & sub-floor insulation, Energy efficient window glass openable skylights, fly screens, water saving tapware

-       COOL HOUSE package – “Insuclad” wall cladding, split system multi-head air-conditioning unit, ceiling fans, louvre windows, gable wall vents, ducted dryer & rangehood

These packages can be altered to suit owner needs upon request (e.g. flood affected land, beachside location) or just a combination of optional extra’s to suit the owners needs
